If your brokerage offers a transaction management system, use it. That way you and the transaction coordinator will be on the same page. Once the property goes into escrow, then switch to paperless. Each of the panelists varied in which system they use, including Asana, Skyslope and ones offered by C.A.R.

CRMs are More than a Phonebook.
The best CRM is the one you’ll use. Be sure whichever CRM you use that you use it to its full potential. For lead generating, check out Follow Up Boss; for creating marketing materials look into ReferralMaker. If you’re looking for something easy to use, you may like Chime.

 

 

Virtual Tours Don’t Have to be Difficult.
Virtual tours can be timesavers by allowing buyers to eliminate properties they don’t care for instead of setting up appointments only to be disappointed later. Virtual tours can be as high-tech as creating 3D scans of the property to provide a true walkthrough or as simple as dropping professional photos into iMovie.

Doorknocking is Out. Farming is [Still] In.
Pre-COVID, if your primary source of business came from doorknocking you’ll need to adjust your approach. Farming will continue to be relevant though. If you struggle with farming be sure you’re working areas with high turnover. Don’t focus on the most expensive neighborhoods; those homes hardly sell. Pick the neighborhood nobody else wants to represent and be their REALTOR®.

To Stage or Not to Stage.
The fast-paced market may make you question whether or not to stage a property. Whether you’re doing virtual staging, like Box Brownie which one panelist uses, or doing real staging, it is necessary.


It’s All About Training.
To increase sales and make sure you have a long career in real estate, focus on training. According to these panelists, training is the most important thing you can do for your career.

Can You Convert?
When looking at types of training, focus on ones that help you convert leads. Whether it’s practicing scripts daily or giving a mock sales presentation to the sales director of your company, learning how to convert a lead is fundamental to an agent’s success.
