The Property Management Certification (PMC) is a program for all Real Estate professionals who want to learn how to manage residential and commercial rental property.

Live or LearnMyWay® Classes: To register for these courses in-person or in an upcoming webinar, visit store.car.org.

Your Certificate:
After all requirements have been met (see below), students will be automatically awarded a certificate and logo for marketing purposes by email. Once certified, students may add the certification logo to business cards, websites, email signatures, blogs, promotional materials, and more.

Requirements:

To earn a Property Management Certification, participants must complete any 5 of the listed course(s) and respective exam(s) below with a passing score.

You may take as many courses as desired and in any order.
Only courses taken within the last year (12 months) apply to a Certification.

All C.A.R. Education certifications expire 2 years from the date they were awarded and anyone who wishes to renew must retake the course(s) or take a renewal course if available. Courses are updated regularly so that new information is available to new and returning agents and members.

PMC COURSES:

PMC 1: Residential Property Management
This course will provide you with a general understanding about the responsibilities, functions, and skills involved in property management. Distinguish between off-site and on-site property managers and their duties, positions, training, and expertise. At the end of this course, you will have increased your property management expertise, as well as developed some practical application guidelines that you can apply immediately to your business.
PMC 2: Managing Single Family Homes and Two-to-Four Unit Residences
This course will provide you with a thorough understanding of the single-family rental housing market. Learn the fundamental requirements, responsibilities, procedures, and processes involved when establishing a successful property management business.

PMC 3: Apartment Buildings and Commercial Properties
This course is designed to provide real estate professionals a comprehensive overview specific to large apartment and commercial buildings including all facilities and equipment, tenant profiles, agreements, improvements by tenants, specialty properties and policies. Review the many opportunities and challenges that come with managing commercial properties and larger apartment buildings.

PMC 4 : Trust Funds, Fair Housing, and Legal Aspects of Property Management
This course will provide real estate professionals with a thorough understanding about the federal and state laws regarding fair housing, delinquency resolution, trust fund handling and other legal issues property managers may experience. Explore the various laws that every property manager and real estate licensee must understand to protecting your life and your business.

PMC 5: Working With Investors
Gain thorough knowledge of the real estate investment property market. During the class you will learn how to work with every type of investor by guiding you through the acquisition and sales process for both residential and commercial properties. Take this course to begin working with the fastest growing segment in real estate.

PMC 6: Vacation Rental Management
This course is intended to provide you with a fundamental understanding of the legal issues, concepts, strategies, and contracts that are involved in vacation rental management.

PMC 7: Selling Apartment Buildings
This course will provide licensees with a thorough understanding of the process involved in the physical and financial evaluation of an income property, with the emphasis on apartment buildings.

PMC 8: All Creatures Great and Small-Rules About Assistance Animals
Gain a working knowledge of the federal and state fair housing and other anti-discrimination laws regarding assistance animals, the rights and obligations of homeowner associations and the individual unit owners, and landlords and their tenants.

PMC 9: Real Estate Investing Made Clear
This course will increase your confidence when working with investor clients and open your eyes to many new opportunities. Learn how to invest in real estate for yourself or your clients.

PMC 10: Beneath the Surface - Understanding the Anatomy of a Home
This course is designed to help real estate professionals better serve their clients and increase their confidence when asked questions regarding basic home components and how they are constructed.

Renewal Requirement:
Members who take the Certification courses will be required by C.A.R. Education to renew their certification every 2 years.
