We offer mediation and arbitration services to help parties resolve their real estate disputes.

Mediation

Online Submission: Complete Form RM, Request to Mediate and submit the $500 non-refundable filing fee.

Mailed Submission: Contact our office at [email protected]. Mailed submissions may take weeks to process and are discouraged.

If the Parties Have Pre-Agreed to a Mediator

We will send your Request to Mediate to the selected mediator to check for any conflicts. If the mediator accepts the case, they will contact both parties to:

  • Begin scheduling the mediation session
  • Provide any required documents
  • Coordinate payment of mediator fees
  • Request additional case details

You can generally expect a response from the mediator within three business days.  The mediator typically has 20 calendar days for the scheduling process. For full details, please review our Rules & Policies. If you have not heard from the mediator within one week of assignment, contact us at [email protected] and include the property address in the email subject.

If the Parties Have Not Pre-Agreed to a Mediator

We will send the other party notice of your request to mediate.  They will have seven business days to respond. We will send the notice by both U.S. mail and email (if both contacts are provided). You will receive a copy of this notice by email.

When the other party responds, we will process the mediation as outlined above.  If the other party does not respond, we will notify you and send a copy to the other party as documentation of your effort to mediate.

Need Help? Email [email protected] or leave a voice message at 213-739-8376. We typically respond on the same business day.

We appreciate the opportunity to assist you in resolving your dispute.

Arbitration

If your dispute is not resolved in Mediation, we offer a low cost, efficient arbitration referral program as an alternative to litigation.

What is arbitration?  Arbitration is a private dispute resolution process where a neutral arbitrator, chosen for their expertise, conducts a hearing and issues a binding decision. The process is generally less formal than court and is guided by the parties’ agreement and the applicable arbitration rules, giving participants more control over procedures and evidence.

What to Expect in Arbitration? Under our referral program, cases follow a structured timeline: after filing and paying fees, an arbitrator is appointed, documents and witness lists are exchanged, and a preliminary hearing is held. The evidentiary hearing typically lasts no more than one day, after which the arbitrator issues a final, enforceable award within set deadlines. This process is designed to be efficient, fair, and handled by qualified professionals with legal, ADR, and real estate expertise.
