Tips for a Top Web Site

Becky and Jim Swann, founders of International Real Estate Digest (www.ired.com), offer their essentials for a top REALTOR® site:
  • It must load quickly, within 15 seconds.
  • The front page must be inviting and informative; it should include: the company name, company logo, statement of services provided, market area covered and full contact information.
  • Control over sound must be given with a no-sound default.
  • The front page design must be good in layout, graphics and color combinations.
  • The background should be non-conflicting.
  • Limit animation to just one graphic per page so that it attracts attention to something important.
  • Text-only pages are boring; use some graphics that are small and load quickly.
  • Information should be present only as back-up material, not the main point. The site should sell service first and then biographical data should support that.
  • Include something unique and valuable.
  • Remember: The site‘s purpose is to encourage visitors either to leave contact information or to initiate a contact. Doing this well is an art!

Hints from Northern California-based broker-associate Judi Franich, of RE/MAX Accord, include:

  • Easy e-mail access to you, the agent.
  • Demonstrate your expertise through site content, not just biographical information.
  • Provide on-site access to MLS searching.
  • Provide comprehensive and current content.
  • Include photos besides "mug shots" that show you‘re human.
  • Offer something unique to your area that gets someone to bookmark your site.
  • Give something for free or hold contests.
  • Create excitement--ask visitors to sign up for drawings, reports or other services.
  • Know about your visitors‘ habits while they visit your site by using Web site analyzers. WebTrends (www.webtrends.com) is just one company that analyzes visitor behavior on Web sites.
